Opening a wet floor with the landlord’s agreement

A tenant at a London property reported running-water noise and swelling laminate. High moisture readings were found around the kitchen floor. Acoustic checks and pipe locating narrowed the suspected area, and the landlord authorised opening the floor and repairing the pipe.
A pinhole was exposed in the cold mains pipe beneath wet screed. The damaged section was replaced and the mains flushed. A 15-minute check of the hot and cold pipework at standing mains pressure recorded no measurable loss at that time. The opening was left under a temporary plywood cover with hazard tape; specialist drying and permanent floor reinstatement were still needed.
