Build a picture of what has happened

Start with the affected room, when the mark first appeared and whether it changes when water is used. Keep photographs in date order. Tell the team about previous plumbing work, including any pipe repairs or areas already opened, so the engineer has the same history as you.

Investigate the concealed pipework

ADI uses methods including acoustic listening, pressure testing, moisture measurements and thermal imaging to investigate hidden leaks. The choice depends on the pipework, its surroundings and access. Tracer gas can help locate an escape from a concealed pipe. Discuss the likely survey scope when you call.

Arrange access with the tenant

Give the booking team a contact for the visit and explain how the engineer will enter the property. Cupboards containing pipes, the water meter and the stopcock may all matter. If furniture covers the affected area, agree what can be moved before the appointment. Keep your own number available for questions about the property.
